A parking lot takes a lot of abuse as a large amount of vehicles enter it and leave it throughout any given day. There is nothing worse than driving in a parking lot that is full of cracks and holes. While it may seem like a big job, some parking lot maintenance can help to extend the life of the parking lot and diminish the need for large parking lot repairs. As with anything, to keep your parking lot at its healthiest there needs to be parking lot maintenance.
As soon you notice signs of wear on your parking lot, you should make sure maintenance is performed. You should look for transverse cracks, longitudinal cracks, minor block cracking, or traveling. Some simple maintenance items for your parking lot could be seal coating the entire lot, sealing the cracks, and patching the asphalt. This type of maintenance is a continual process. You cannot do it one time and think you do not have to touch it again. Seal coating can slow the natural deterioration of the parking lot. There many factors, such as oil, gas, salt, water, oxidation by the sun and extreme weather temperatures can impact the wearing of the parking lot.
Even with proper maintenance, at some point you will need parking lot repairs. You have made an investment in your business with the parking lot, you want to make sure you keep it working for you and not against you. At some point, you may need to consider resurfacing of the asphalt or removing and replacing the asphalt.
