Asphalt Maintenance
What is Asphalt Maintenance?
Asphalt maintenance is important to getting the most out of your pavement. There are many factors that can be harmful to asphalt. They include water, sun, air and traffic. If you perform regular asphalt maintenance you can slow down the impacts of those harmful elements. When considering the various pavement marking companies, be sure that they cover the areas in which you are interested.
When the asphalt is completely deteriorated in one specific area, you can patch it. Think of an area with a pothole, these are perfect for a patch job. There are affordable and quick fixes. For some places, a more long term solution is needed and this is when the entire area with asphalt would be removed and replaced. Potholes are dangerous and can cause extensive damage to cars. When there are cracks in your asphalt, they allow water in which can get under the base layer. When they are sealed, it prevents anything from getting under it. A seal like this usually lasts about 2 to 3 years. Cracks will develop in your asphalt as it ages, along with temperature changes and traffic.
Seal coating your asphalt not only allows it to look better, but also extends the life of it. It can help to lower the costs of maintenance because it is a preventative measure that will slow down the negative impacts of water and oxidation. A seal coat will usually last anywhere from 3 to 7 years. When you add overlay to your asphalt, it gives you an additional covering of asphalt of about 2 inches above your existing asphalt. It provides strength and helps it to look better. These should only be used when your existing asphalt is in reasonable condition, around 8 years of age.
